Building a Fence in Sun City? We Handle the Paperwork.

Sun City Texas is a master-planned community with its own Design Guidelines, and fences, decks, pergolas and most other outdoor projects there need two approvals: one from the Sun City Texas Community Association’s Modifications Committee (ModCom), and a building permit from the City of Georgetown. The Sun City process is strict and specific. The application has to be complete, it has to use Sun City’s own plot plan of your lot, and no work can start until both approvals are in hand.

Sagamore Fence & Deck is based in Georgetown at 6550 FM 1105, a short drive from Sun City. Over the years we’ve built a step-by-step system for Sun City projects, and we work with the Sun City Community Standards office regularly. We prepare the paperwork, take care of both applications and build your project to the approved plan, so you don’t have to sort through the guidelines or chase approvals yourself.

How We Take Your Sun City Project From Plan to Approval

PLAN

We visit your home, measure, and design a fence or deck that fits the Sun City Design Guidelines. Then we get Sun City's official plot plan for your lot. Sun City doesn't accept the survey from your closing documents, so the plot plan is the starting point.

APPLY

We fill out the Sun City modification application and Fence Worksheet, mark the project on the plot plan, and add the drawings and photos ModCom asks for. You review it and add your signature, and we take care of submitting it.

APPROVE

Sun City's Modifications Committee reviews the application through the Community Standards office. ModCom aims to respond within 30 days. If they have a question, we answer it.

PERMIT & BUILD

With the Sun City approval in hand, we file your City of Georgetown permit, which requires that approval. Then we build to the approved plan and schedule the city inspection.

Sun City Fence Guidelines at a Glance

Sun City’s Design Guidelines (approved by the Sun City Texas board on May 21, 2026) are specific about fences. In short:

  • Fences must be black wrought iron, or aluminum or galvanized steel painted black to look like wrought iron. Wood and wood-like fences aren’t allowed.
  • Panels are a simple grid of horizontal and vertical pieces at right angles, with a flat top rail. Scrolls, decorative patterns and spikes aren’t allowed.
  • Fences are 4 feet tall, measured from the developer-finished grade, and can average up to 4.5 feet on sloping ground.
  • Pickets are 5/8-inch square and spaced no more than 4 inches apart. Posts are 2-inch square and set in concrete.
  • Gates must match the fence design, and a perimeter or patio fence must create a single enclosed area with at least one gate.
  • Masonry columns are allowed: mortar-set stone, brick, or stucco over concrete, 12 to 16 inches square, no taller than 5 feet, at least 25 feet apart, in colors that match the house.
  • Pools and spas need a pool fence that meets City of Georgetown regulations.

Some areas, such as the Neighborhood 38 courtyard homes, have extra rules of their own. The guidelines are updated from time to time, so we check every design against the current version, along with the documents on Sun City’s Community Association resources page, before anything is submitted.

Ornamental Iron for Sun City Homes, at a Sensible Price

Nearly every fence in Sun City is standard black ornamental iron, and that works in your favor. The guidelines call for a simple flat-top grid design, which is what our standard ornamental iron panel systems are. Standard panels cost less than custom fabrication, and we build them to the Sun City specs: the right height, picket size and spacing, and posts set in concrete.

Common Sun City projects include perimeter fences around the side and rear yards, patio fences, extending an existing fence, new gates and pool fences. A fence on a shared property line serves both homes, so when we tie into a neighbor’s fence, we match it.

“I had an extension to my fencing and two gates installed by Sagamore today in Sun City. They arrived early and completed the job in a reasonable amount of time. The bid was reasonable and the work looks very good. I would recommend these guys.”

Decks, Outdoor Living and Masonry in Sun City

Plenty of Sun City projects go beyond the fence. We build decks, pergolas, railings and masonry, and they go through the same Sun City and city approvals, which we handle the same way.

  • Decks. Trex composite decks and wood decks. Sun City allows wood, synthetic and composite decks. A deck more than 1 foot above grade must be skirted to within 2 inches of the ground, in a color that matches the deck, the railing or the house (white skirting isn’t allowed).
  • Pergolas. Pergolas in Sun City must be attached to the house, finished in a color that matches the home or trim, and left open rather than fully enclosed.
  • Railings and handrails. Porches, patios and decks more than 30 inches above grade need handrails 3 to 4 feet high. We also install step and entry handrails, including ADA-compliant rails.
  • Masonry. Stone and brick are popular in Sun City. Our masonry work includes stone and brick columns that pair with an iron fence, patios and seat walls, built in colors that complement the house as the guidelines require.

What We Need From You

Not much. We’ll ask you to:

  • Walk the yard with us at the free consultation and choose the style and layout.
  • Review and sign the Sun City modification application. Sun City requires the homeowner’s signature, even when a contractor prepares the application.
  • Tell us about any fence you share with a neighbor, since Sun City encourages neighbors to coordinate when a new fence connects to an existing one.

We take care of the rest: the plot plan request, the drawings, the Fence Worksheet, the Sun City submission, the City of Georgetown permit, the build and the inspection. Sun City holds the homeowner responsible for building to the approved plan, so we build exactly what was approved.

The City of Georgetown permit is a separate application, and the city asks for the Sun City approval when it’s submitted (see the Sun City and City of Georgetown permitting brochure and the city’s fence permit page). For more about Georgetown, see our Georgetown fence and deck page, or, if you’re in Old Town, our historic district fence approval page.

Sun City Fence & Deck FAQs

Do I need Sun City approval to build a fence?

Yes. In Sun City Texas, a new fence, a fence extension and most other exterior changes need an approved modification application from the Sun City Texas Community Association’s Modifications Committee (ModCom) before work starts, plus a City of Georgetown permit. We prepare and file both for you.

The Modifications Committee, known as ModCom, reviews applications against the Sun City Texas Design Guidelines. Applications go through the association’s Community Standards Department at 2 Texas Drive in Georgetown.

No. Sun City requires its own plot plan of your lot for the application, not the survey from your closing papers. We request the plot plan from Sun City and mark the proposed fence on it for you.

ModCom aims to respond within 30 days and will respond within 60 days of submission. The City of Georgetown, which asks for the Sun City approval with the permit application, aims to review complete fence permit applications within 10 business days. Once approved, Sun City expects the project to start within 120 days and be finished within 60 days of starting.

Black wrought iron, or aluminum or galvanized steel painted black, in a simple flat-top grid design that’s 4 feet tall. Wood fences, scrolls, decorative patterns and spikes aren’t allowed. Our standard ornamental iron panels are a budget-friendly fit for this style.

Yes. We build Trex and wood decks, pergolas, railings and masonry such as stone and brick columns, and we handle the Sun City application and the city permit for those projects the same way we do for fences.

Very little. You’ll review and sign the Sun City application, since Sun City requires the homeowner’s signature. We take care of the plot plan, the drawings, both submissions, the city permit and the inspection.
